What an Inspector Looks For After a Hurricane

After a hurricane the significant damage is usually not the visible damage. The damage you can see isn't the problem

After a storm, the obvious damage gets handled. A missing section of roof, a tree through a lanai, a flooded ground floor — nobody misses those.

What causes trouble is the damage that looks like nothing. A shingle lifted by wind and pressed back down by rain. Water that entered a wall through a window and stayed there. A roof-to-wall connection that moved a fraction of an inch. All invisible from the driveway, all consequential.

In this climate the gap between the event and the symptom is often months. By then the connection to the storm is harder to establish and the damage has progressed.

Safety first, before anyone inspects anything

If you see structural sagging, a roof section that has shifted, standing water near electrical equipment, or you smell gas, leave and call the appropriate professional or utility. Don't investigate it yourself. Nothing below applies until a building is safe to be in.

The roof

This is where most storm damage happens and where most of it hides.

  • Lifted and resealed coverings. Wind breaks the seal on a shingle, and rain settles it back down looking normal. The seal is gone, and the next storm takes it.
  • Cracked or slipped tile, often from debris impact rather than wind, and easy to miss from the ground.
  • Flashing displacement at vents, skylights, chimneys, and roof-to-wall junctions. Flashing is where most post-storm leaks begin.
  • Ridge and hip damage, where uplift pressures are highest.
  • Soffit and fascia damage. Blown soffit lets wind-driven rain directly into the attic, and it's frequently overlooked because it isn't visible from inside.
  • Exposed or torn underlayment where covering is missing.

Water intrusion

The most consequential category, because the damage happens after the storm rather than during it.

  • Moisture readings in walls below windows, at door thresholds, and on the elevation that took the driving rain. Materials can be saturated behind a finish that looks completely dry.
  • Attic insulation condition. Wet insulation compresses and stays compressed, which maps where water got in.
  • Staining on the underside of the roof deck, particularly around penetrations.
  • Water lines and tide marks on baseboards, cabinet kickplates, and drywall in ground-floor rooms.
  • Under and behind cabinets and vanities, where water goes and drying doesn't reach.
  • HVAC ducts, which can hold water for a long time and distribute the consequences through the house.

Structure and envelope

  • Roof-to-wall connections where visible in the attic — straps, clips, and their condition. These are also what a wind mitigation inspection documents for insurance purposes.
  • New cracking in stucco or block, particularly diagonal cracking from opening corners or stair-step patterns along mortar joints.
  • Doors and windows that no longer operate correctly, which can indicate framing movement.
  • Garage doors. Frequently the first thing to fail in high wind, and a failed garage door pressurises the whole building.
  • Window and door seals and flashing, and whether impact protection is still intact and functional.

Site and exterior

  • Grading changes. Storm water moves soil, and new grade sloping toward the slab creates an ongoing problem long after the storm.
  • Downspouts and drainage displaced or blocked.
  • Pool equipment, A/C condensers, and generators that were submerged or partially submerged.
  • Seawalls, docks, and lifts on waterfront property. These sit outside a standard home inspection but they need assessing after a storm.
  • Fencing and detached structures, often the source of the debris that damaged something else.
