Polybutylene, Cast Iron and Aluminum Wiring in Older SWFL Homes
Polybutylene supply lines, cast iron drain lines and aluminum branch wiring appear routinely in Southwest Florida homes built through the early 1990s. None makes a house unbuyable, but each can affect whether an insurer will write a policy, so it is worth identifying before you are under contract rather than after.
Why these three keep coming up
Southwest Florida's housing stock has a distinctive age profile. A large amount of it went up between the 1970s and the early 1990s, and construction in that window used materials that were code-compliant at the time and are now known to have problems.
These three come up more than anything else in our reports on older homes, and all three matter for the same reason: insurance.
Polybutylene supply lines
What it is
A flexible grey or sometimes blue plastic piping used for water supply from roughly 1978 to 1995. It was cheap, quick to install, and widely used across Florida.
Why it matters
Polybutylene became the subject of extensive litigation because of failures attributed to degradation from chlorine and other oxidants in municipal water. The characteristic failure is not a slow drip — it's a sudden split, which means the damage is often substantial before anyone is home to notice.
Many carriers will not write a policy on a home with polybutylene supply lines still in place, and others will only do so with conditions. Positions vary between carriers and change over time, so this is a question for your agent rather than something to assume about.
How to identify it
Look at the pipe entering the water heater, at exposed pipe in the garage or under sinks, and at the main shutoff. Grey flexible plastic, usually stamped "PB2110". Note that a home can be partially repiped — copper or PEX visible under one sink doesn't mean the whole house was done.
Ask for repipe documentation. If a seller says the home has been repiped, ask for the permit and the invoice. Partial repipes are common, and an insurer will want to know the whole house was addressed.
Cast iron drain lines
What it is
Cast iron waste and drain piping, standard in Florida construction into the 1970s and used in some homes later. Unlike polybutylene, this is a drain material, not a supply material, so failures don't produce pressurised flooding.
Why it matters
Cast iron corrodes from the inside out. Over decades the interior scales and narrows, which causes slow drains and recurring backups, and eventually the pipe wall fails. Because most of it runs under the slab, failure means either trenching through the floor or a lining repair, both of which are significant work.
It's less of an insurance issue than polybutylene and more of a budget one, but it's a large budget item and worth knowing about.
Signs of trouble
- Slow drains in multiple fixtures rather than one
- Recurring backups, particularly at the lowest fixture
- Gurgling from drains when another fixture is used
- Sewer odour with no obvious source
- Cracked or raised floor tile along a drain run
- Patches in the slab, which may indicate previous repairs
If a home is of the right age and shows any of these, a camera inspection of the drain lines is the definitive answer. That's a plumbing specialty, separate from a general inspection.
Aluminum branch circuit wiring
What it is
Solid aluminum wiring used for branch circuits — the wiring running to outlets and switches — primarily between about 1965 and 1973, when copper prices spiked. Note that aluminum for large feeders and service entrance conductors is normal and still used today. It's the small branch circuit wiring that's the concern.
Why it matters
Aluminum expands and contracts more than copper with heating and cooling, and it oxidises differently. Over decades that can loosen connections at outlets, switches, and panel terminations. Loose connections generate heat, and heat at a connection point is a fire risk.
The wire in the wall isn't the problem. The terminations are.
What can be done
Whole-house rewiring is one option and it's expensive. More commonly, connections are remediated using methods accepted for aluminum-to-copper transitions, performed at every device and termination by a licensed electrician.
Insurers vary considerably here. Some decline outright, some accept the home with documented remediation, some are indifferent. Again, an agent question.
How to identify it
Visible in the panel, and sometimes readable on cable sheathing in the attic or garage where markings are exposed. It isn't always visible without opening devices, which is outside the scope of a general inspection — so absence of a finding doesn't guarantee absence of aluminum in a home of that vintage.
What this means if you're buying
None of these three is a reason to walk away from a house you otherwise want. All three are reasons to do two things before your inspection period closes.
- Get a real insurance quote, not an estimate. Give your agent the specifics from the inspection report. "It's an older home" is not enough information for them to tell you anything useful.
- Get repair quotes on anything you'd want addressed. A written number is a negotiating position. A general concern isn't.
All three of these are documented in a general home inspection, and plumbing and electrical material are two of the four systems covered by a four-point inspection — which is exactly why carriers ask for one on older homes.
